Brad dives into the challenges of multifamily investments, especially regarding deals that do not have cash flow. He shares his own experiences with multifamily deals working with the wrong partners and having unfair compensation compared to responsibilities.

He shares the main factors that led him to switch to smaller deals after analyzing the market conditions. Brad discusses various real estate opportunities, including joint ventures (JVs), seller financing, master leases, and potential Airbnb investments.

Brad also talks about mentorship and the importance of taking the time to find the right mentor. He recommends directly working with experienced mentors rather than relying on coaching companies with less experienced staff and shares the best places to find reliable mentors.
