Now, as we cruise into the final stretch of the year, we're all feeling the pressure, right? High mortgage rates, sky-high home prices, and a market slower than your Wi-Fi during a Netflix binge, right? But don't start packing your bags for Belize just yet. The next few months could bring some much-needed relief. Our crystal ball and the answer is yes, we do have one. It has revealed seven key predictions that could kind of flip the script for both buyers and sellers in 2024. And here's something to cheer about. Rates for a 30-year fixed home loan have already dipped to 6.47% for the week ending August 8, the lowest in over a year. That's right, folks. Lower rates are peeking out like the sun on a foggy, stocked in morning. And hold on to your hats, too, because we predict rates could even drop further to 6.25% or closer to 6% by the end of this year. And the economic tea leaves are even telling us that the Fed might start trimming its federal funds rate before the years out, potentially, a market game-changer, right? So stick with us as we dive into the seven crucial predictions and what they mean for you and your wallet, and most importantly, your home sweet home, right? Prediction number one from the Radio Raltors, just past mid-year crystal ball housing forecast, is mortgage rates will finally fall. And after what feels like an eternity of high borrowing costs, thanks to inflation and some other things, right? There's finally a light at the end of the tunnel, and it's not another train. Recent data, including July's rising unemployment rates, suggests that the Fed's inflation-fighting tactics might be working maybe even a little bit too well. And this could pave the way for substantial rate cuts, possibly starting as early as this month. And while mortgage rates don't mimic Fed rate cuts exactly, they often follow a related trend there. So here at the Radio Raltors, we're confident that by the end of the year, mortgage rates could dip to six to six and a quarter percent, and that will be a welcome relief for home buyers. And this long-awaited drop could finally coax some of those would-be buyers off the sidelines and into the Northern California housing game. And if that's you, call us at 833-32 radio. Yeah, if you've been house hunting in the greater Sacramento area, you know the frustration. Home prices have been as stubborn as a toddler refusing to eat broccoli, right? Despite more homes hitting the market, prices keep kind of creeping up. And we're predicting that by the end of this year, home prices would have increased by about 4.6% right around in there. And this upward trend is driven by a cocktail of low inventory and a persistent demand. And it's even with those pesky high rates. So while this may not be the best news for you home buyers, it's a sign that the market is holding strong and those who do buy right now can expect their investment to pay off. Now prediction number three from the Radio Raltors just past mid-year crystal ball housing forecast is the mortgage lock-in effect will ease. You know, over the past six months, Sacramento's housing stock has seen an unexpected boost with a 15% increase expected by the end of this year. And this surge is partly due to sellers who've been on the fence finally getting off it like your cat decided to jump off the top of the refrigerator and many homeowners who refinanced at ultra low rates during the pandemic have been clinging to their golden handcuffs. But as rates drop, this lock-in effect is expected to ease. However, inventory is still below pre-pandemic levels and only a few cities in California like San Jose have returned to or exceeded those levels. And while the lock-in effect is loosening, it'll be a while before we see a market that's truly balanced. Now prediction number four from the Radio Raltors just past mid-year crystal ball housing forecast is home sales will remain sluggish. You know, Sacramento's usually bustling spring home-buying season was slower than the traffic on I-80 during rush hour, especially in Davis heading towards the causeway, right? High mortgage rates led to a significant drop in existing home sales in June. And as the rates start to dip, we expect more sellers to list their homes leading to a modest uptick in sales. And we're forecasting by the end of 2024 that we'll see 4.1 million home sales nationally, still one of the lowest totals since 2012, but an improvement nonetheless. And sellers may still have the upper hand, but it's not a slam dunk like it was in previous years. This could actually be good news for buyers, looking for a more stable market. Now prediction number five from the Radio Raltors just past mid-year crystal ball housing forecast is rents will hold steady. And unlike the buying frenzy, the rental market has been the calm in the storm here, holding steady throughout 2024, thanks to an influx of new multifamily housing, mainly in places like West Sacramento and North Sacramento. Supply is balanced out demand keeping rents stable. However, rent trends vary across the region. And while Sacramento and Davis have seen decreases, places like Roseville and Folsom are experiencing slight increases overall, we expect the rental market to stay the course for the rest of the year, but keep an eye on local trends and they can change faster than you can say in the words lease agreement, right? Now prediction number six from the Radio Raltors just past mid-year crystal ball housing forecast is the presidential election will affect housing policy. Now with the presidential election just around the corner, housing affordability is top of mind for many of us voters, right? Both Kamala Harris and Donald Trump have vowed to make housing more affordable, but their strategies are about as different as a tiny house and a sprawling estate in Granite Bay, right? Harris focuses on affordable housing initiatives, like building 3 million new homes over four years. Unfortunately, that's barely a drop in the bucket for the shortage we're facing. Meanwhile, Trump is all about deregulation to boost housing supply. And during his previous term, his policies helped the market thrive with lower rates and fewer red tape headaches. And Harris's plan sounds good in soundbites, especially her proposal to provide first-time home buyers with up to $25,000 for a down payment. But the big question remains, where's that money coming from, right? Well, you may want to check your own pocket. Now Trump's track record suggests his approach could continue to foster a healthier housing market by addressing both supply and affordability more effectively. So we wait with baited breath until November 5th. Prediction number seven from the Radio Realtors just past mid-year crystal ball housing forecast is the NAR settlement will hurt buyers more than sellers. You know, the recent National Association of Realtors or NAR settlement has sent shockwaves through the real estate world, especially when it comes to how commissions are handled. Traditionally, sellers paid a commission that was split between the listing agent and the buyers agent. Well, under the new rules, as we've said, buyers might have to foot the bill for their own agents commission, yet another financial burden in an already tough market. And some folks think home prices might drop to compensate, but unless we see a buyer's market and we're not holding our breath here, that seems really unlikely. In fact, if interest rates drop and more buyers flood the market, prices could actually rise, making it harder for buyers. And this settlement could make buying a home more expensive and complicated, especially for those who already are stretched thin. So the wrap up here is as we head into the final months of 2024, it's clear the housing market is in for a wild ride, right? Mortgage rates are poised to drop, giving buyers a much needed break, but home prices will likely stay high. And the lock in effect is starting to ease, but don't expect a new flood of listings just yet. Home sales will improve, but not enough to make a major dent. And the rental market will stay stable, but the presidential election could throw a wrench into housing policies depending on who wins. And lastly, the NAR settlement is a curveball that could reshape how we buy and sell homes, especially for buyers. So the funny thing about it is that we really don't think about that system, your HVAC system, until you need to, a lot of folks. And so this is a good thing. It's sort of like your heart. Your heart's working really, really great. And then all of a sudden you have some heart issues, and now you're thinking about it, right? Do you have clogged arteries, those types of things? Your HVAC system is like the heart of your household, and it affects your health and all kinds of different things. And like you said, a cracked heat exchanger. I mean, you could die from carbon monoxide poisoning, you know, if that's not working properly. So this is a great program. The club advantage program would lease because for a small amount of money, you can make sure that your systems are running efficiently and effectively, and get those things repaired if they're not. And then also, the great thing is, is that they do the safety checks, they do the air filter replacement. And what is the price of that once again? It's $2.99, $88, and I just wanna add that the worst time to find out that your system is not working is when it's 110 degrees outside, or it's 34 degrees in the morning. Now, lease does a lot of things. They're your one stop place for air conditioning heating. You guys do water heaters. But one of the other things that you guys do is plumbing, and you're not new to this. It's just that not a lot of people know. So let's talk about what you guys do for plumbing services and water leak repair and drain cleaning and that type of thing. - So as part of this club advantage program, we do a plumbing inspection. One of our licensed plumbers comes out, and he does a thorough inspection on your plumbing. Now, if you have a lot of trees in your yard or on your property, you know, your home's been there for a while, there's a good chance that there's roots growing inside your pipes. - They've got root intrusion for sure. - And they can come up through the toilet. I mean, there's all kinds of ways that those roots will find their way into the pipes, especially if there's any kind of a rupture or a breach somewhere in that system. We do all of that. We do leak detection. We do everything having to do with plumbing, re-plumbing a house. If you have old galvanized or old clay pipes throughout your house, we can come in with a new ABS system. We can come in with a, what they call a plastic burst system. It's a really advanced system when it comes to the plumbing of your house. We also replace flappers in your toilet. If your toilet's leaking, if you have an issue with a drippy shower or the drain in the bathtub just doesn't drain fast enough, we'd take care of all that for you. - Yeah, we had a client that called you guys on a Saturday out in Roseville and he had a leaking shower and he thought it was leaking into his wall, which can be a major problem, right? Well, you guys came out the very next day and fixed it up for him. And in fact, just before this interview, we talked to him and he was very, very happy with what you guys do. So yeah, you know, and one of the key things also is that for folks that live, let's say in Davis and West Sacramento and Woodland, a lot of you folks, if your home was built before, I would say the 70s, you have probably have Orangeberg piping and Orangeberg piping is really just like tar paper and eventually it's gonna go. And we've seen a lot of people suffering from root intrusion into those pipes because they're super brittle because they're not cast iron or what have you. And so that trenchless option that you guys do is a really, really good option for that, right? - Yeah, a lot of people refer to it as cardboard. - Well, that's basically what it is. - Yeah, no, and you know, it's so funny because I've talked to people where everything was working fine, but when they did that sewer scoping, the sewer scoping showed that it was collapsed in areas. Now, it wasn't necessarily a problem right then, but it's gonna be a problem in the near future when that backs up for sure. And so, and we've even seen where the ground caved in, you know, in areas because it was just leaking the sewage from the pipes for years and years and years. Eventually, it's gonna be an issue for somebody. - So there's also another side of the plumbing that a lot of people don't realize. A lot of people are putting in these backyard, barbecues and fire pits and all that good stuff. And, you know, plumbing does include gas lines. So if we need to run a gas line for you or if you wanna put a fire pit in your backyard with a gas line, we can do that type of work. Plumbing is plumbing. When it has to do with pipes, we take care of it. - Yeah, that's awesome. And so if you're thinking about putting in an outdoor barbecue or something like that and you need that gas plumbed or even water, like pipes out there, if you wanna have an outdoor sink or what have you, leaves is there to do that as well. So you guys do pretty much everything. And I've used you personally. I know that you guys replaced my HVAC system. You came out and you installed it in one day in my house, a complete installation. And my family has never been happier, you know, with our indoor air quality and the air conditioning, especially lately over the last couple of months that we've had the system. So right now, this is what you need to do. If you're interested in their special that they have, it is a tune up special. Right now, it's normally $99. Tell us a little bit about it. - Yes, that's correct, Robert. It is an amazing property. It has two houses on it, slightly over five acres. Just an incredible look, turn key, it's ready to go. It's got a really amazing workshop and even a horse arena in barn. - Wow, that's amazing. So the main house is how many bedrooms and baths? - Three bedrooms in the main house, two and a half baths. - Awesome. And then it has an ADU as well, which are amazing. And then a lot of maintenance was anything that came up in inspection recently was also taken care of. - Yeah, and it looks like also it has a beautiful like slate area for the fireplace as well. Just so it's really, really nice. It looks like it's customized. The fireplace is actually the main source that the sellers have used over the years for heat. They don't even need to turn on their heater, their HVAC system during the winter. So that's pretty amazing. So that's a possibility if you prefer. - That's great. And then I see the kitchen has lots of cabinet space. Today, we're diving into a topic that makes even the most seasoned home buyers break into a cold sweat, and that is negotiating repairs after a home inspection. And let's be honest, it's like asking your teenager to clean their room and they'll say yes, but you know it's not gonna be done the way you want it, right? So grab your favorite drink, sit back, and let's talk about how to make sure you're not left holding the bag when it comes to those annoying post inspection repairs. Negotiation tip number one is pick your battles. All right, folks, this is the golden rule of negotiating repairs. It is pick your battles wisely, right? You know how your aunt Mildred is super obsessed with her 50-year-old wallpaper and would not change it for the world? Well, that's kind of like you wanting every single cosmetic issue fixed before you buy a house. It's just not realistic, right? Focus on the big stuff, those things that will cost you an arm and a leg if they go unchecked like the roof, the HVAC system, structural issues, or major water damage. And if the inspection report says the roof might as well be made of switched cheese, well, you've got yourself a priority there. But if the inspector mentions a cracked light switch outlet cover, well, maybe it's time to head on over to the local Home Depot and spend like five bucks yourself, right? The point is don't let the small stuff derail your chance at owning a great home. Now, negotiation tip number two is understand what repairs should be required after a home inspection. Now, if you're wondering what repairs you can reasonably ask for, well, let's break it down for you, right? Some things that are non-negotiable, especially if there's a safety or code issue. For example, if there's a leak underneath the slab or mold creeping up the walls, the seller should probably handle that, right? After all, who wants to buy a house that comes with an indoor swimming pool that's not supposed to be there, right? California has its share of regulations like needing handrails on stairs or making sure that that deck isn't about to collapse during your first barbecue. And if your lender sees these issues, they'll likely require the repairs before they hand over that loan. So you've got some leverage here. Now, negotiation tip number three is back up your request with research. You know what they say, knowledge is power? Well, when it comes to negotiating repairs, this couldn't be truer. Is that a word truer? I think it is. But anyway, instead of just eyeballing that rusty and noisy HVAC unit and saying, yeah, that looks bad, get a pro involved, right? Having a detailed report, your home inspector, and even an HVAC inspector that outlines the extent of the problem and maybe even a repair estimate can give your request some serious weight. You know, it's like going to court with a lawyer instead of just hoping the judge likes your smile, right? And for instance, if your home inspector says that the deck could collapse if a fly lands on it, you're in a much better position to ask for repairs than if you just say, hey, it kind of looks wobbly, right? So arm yourself with facts and figures, and you'll be much more likely to get the seller to agree. Now, negotiation tip number four is ask for a repair credit. Now, here's a little nugget of wisdom from our good friend, Auggie Mendietta. He is the owner at Adventure Home Inspections in Citrus Heights. And he says, instead of asking the seller to fix everything, consider asking for a repair credit. Why? Because let's be real. Some sellers have a knack, and I said some sellers, right? Have a knack for finding the cheapest contractor available or their cousin Vinny with a questionable contractor's license to do the job, and you, my friend, you want quality. I'm assuming anyway, right? So by asking for a repair credit, you can choose the contractor and ensure the work is done to your standards, plus it saves everybody some time and headaches. And Auggie suggests asking for a credit on any repair over $500. It's a win-win, no more haggling over. Who's going to fix what? And you get to make sure that it's done right. Now, negotiation tip number five is determine what you'd like the seller to repair. Now, when that inspection report lands in your lap, take a deep breath and don't just start circling everything with a red pen like a teacher, great in a bad paper, right? Instead, you want to prioritize and think about what you really want the seller to handle. Are we talking about something critical, like a leaking roof or is it something more minor, like a loose doorknob, right? Remember, you don't want to come across as nitpicky, that could irritate the seller and make negotiations a lot more difficult. Instead, focus on the big ticket items and let your realtor, hopefully yours truly, right? Robert Lewis with the XP Realty handled the nitty gritty details for you. Personally, I'm a big fan of taking the money and running, well, not literally, of course, but think about it, if the seller handles the repairs, they might just do the bare minimum to save costs, but if you take a credit, instead, you've got the funds to hire your own contractor and make sure the job's done right. Plus, you won't have to deal with the listing agent calling us back to check if you're satisfied with the work and trust me, that is a headache that you probably just don't need. Now, whether you're a buyer or a seller offering a credit can smooth things over and keep the deal moving forward without any unnecessary stress. And no one likes stress in a real estate transaction. Now, our final tip, negotiation tip number seven is approach the request for repairs with gratitude versus an attack. Now, last but not least, let's talk about attitude, right? When you're asking for repairs, it's all about the way you approach the seller. Imagine you're the seller. You just found out your beloved home has a list of issues that you never even knew about. Then the buyer comes at you like a charging bull, right? Demanding you fix every little thing. That is not a great feeling, right? Instead, you wanna approach it with a little gratitude, a little understanding. After all, nobody wants to feel attacked and a simple, hey, you know, we love your home, but these issues popped up in the inspection and we'd really appreciate it if you could help us address them. That can go a long way, right? People are more likely to help you out if you ask them nicely rather than storming in with demands. And there you have it folks, seven tips to help you negotiate repairs after a home inspection without losing your cool or losing your dream home, right?
