You know, I'm actually fairly new to fantasy football. This is like only my second season doing it, but I love it. We're gonna be talking about how the strategy you use to draft your fantasy football team and manage that team is exactly what you need when you're hunting for the perfect home. Now, for those of you who don't know, I am a two-time fantasy football manager. My first year is so funny. I came in second place and I was really, really surprised because I didn't know what I was doing. I completely missed the draft time and everything. But both of my teams this year, we are playoff bound this season. Now, not playing for money or anything like that. It is completely for fun, but I think next year, I might play for some cash. And I've got one team that's stacked with Patrick Mahomes, James Cook, Breeze Hall, and a few more, but it's all about strategy, right? And that's what we're going to talk about today, how to use that same strategic mindset to lock in the house of your dreams. First up, just like in fantasy football, you need to be smart about your approach. And that brings us to our first reason. Don't always go the obvious route. You know, in fantasy football, everybody's rushing to draft the best running back or the best wide receiver in the first round, right? But sometimes picking a standout tight end or maybe a top quarterback like the 49ers Brock Purdy, that might be a smarter move for you. Or could it be about finding the under the radar pick that sets you up for success? The same goes for house hunting. Everybody is flocking to the trendy neighborhoods, right? Driving up prices and competition. But if you do a little bit of homework, you might discover a neighborhood that's on the rise, but maybe it hasn't quite hit the radar yet. Maybe it's a part of Sacramento with new developments or a lesser known area of El Dorado Hills or maybe that magic place that we call Linda, California, right? A sleeper area that is an area that's on the rise. And I've seen it time and time again, here in Northern California, the obvious choice isn't always the best choice, right? You might think a home needs a total renovation, but with the right vision and maybe a little help from a contractor, you could turn a slightly neglected property into your dream home. Now, we all know that fantasy football isn't just about picking your favorite players. It's about knowing the rules inside and out, which leads me to our next point, which is point number two, learn the letter of the law. You know, when you're drafting your fantasy football team, it's crucial to know the scoring system, starter requirements and the trade rules, right? I mean, if you don't know that passing yards get you more points than rushing yards in your league, you could be in big trouble. And trust me, I learned that the hard way in one of my league's my very first season. I turned it around though, but when it comes to house hunting, it's no different. You need to immerse yourself in the rules of real estate. What's PMI, private mortgage insurance? What are closing costs? How does the inspection process work? I know it sounds like a lot, but trust me, the more you know, the better you'll play the game. I don't know if you've caught the very beginning of the show, but I am a fantasy football fan now. I managed two teams this year that there's a funny story to that. But I just started last year. I had so many friends that were doing it and then I had some family members that said, "Hey, let's all play fantasy football this year." And that was last year. And I said, "Okay." And I had some trouble to start, but then I started to do some research on things. And I learned that there's a lot of strategy to it. Well, the same thing goes for hunting for a home, right? And so the real estate game is very similar to fantasy football in a lot of ways. The first thing is, is that you don't want to always go with the obvious choice or the obvious route. In fantasy football, everybody's looking to draft that running back the best one or the best wide receiver, but sometimes an under the radar pick is better. Maybe you go for a top quarterback in that first round, like Brock Purdy or something, or Patrick Mahomes, or it could be finding that under the radar pick. Well, house hunting is the same way. Everybody's flocking to the trendy neighborhoods, but you might do a little bit of homework. You might discover a neighborhood that's on the rise, but hasn't hit the radar yet. And you know what? Are they two to five percent? Yes, they are. You know, so there's some things that you could be blindsided. It's sort of like a quarterback, he goes back to pass. He does not see that defender coming in. This is gonna slaughter him because he's being blindsided, right? When you are house hunting, you do not wanna be blindsided in the process. Now, let's move on to reason number three. And this one is all about being resourceful. Rely on multiple sources. Now, in fantasy football, you don't just trust one source of information, right? You gotta dig deep, you read articles, you watch player highlight reels, you check injury reports, and you stay up to date with the latest rankings. I mean, the guy that you thought was your sleeper pick back in July could be benched in September or October, right? House hunting is exactly the same. You can't just rely on one method. Maybe you're browsing Zillow or rilter.com. That's great, but don't stop there. You should be looking on our website. Talk to the neighbors though, drive through neighborhoods at various times of the day and lean on us your realtors, right? That's me right here. We've got insider info. Northern California's real estate market is fast moving, especially with teams like the Niners, the Rams, and even the Raiders drawing new residents to the area. You want to be the first to know when that dream home hits the market. In fact, homes in desirable areas like Folsom or parts of the Bay Area are seeing multiple offers within days and that's why being resourceful and using all the tools at your disposal is key to finding success. All right, reason number four is where things can get a little bit, what I would call tricky, right? But it's crucial for winning both your fantasy league and your home hunt. It's never drop your guard. In fantasy football, the later rounds of the draft are where you find your sleeper picks, right? The guys who might not be on everybody's radar but who can end up winning you the championship. I've grabbed some hidden gems for my teams in the fifth and six rounds and they paid off big time. The same thing happens when you're buying a home. You can't relax once you've made an offer. escrow is a crucial period. This is where inspections happen. Financing gets finalized and any last minute details are ironed out. One wrong move like racking up credit card debt while you're waiting to close and you could lose the house. And I have seen it happen, right? Northern California is a competitive market and you can't afford to lose focus. So you wanna stay vigilant all the way through to closing and trust me, just like those late round fantasy picks, the last few steps in a real estate transaction can make or break your success. Now this next one is a tough pill to swallow for football fans, but it's a rule we've got to follow both on draft day and when you're house hunting. Number five is stay logical, not emotional. And I get it, you wanna draft your favorite teams quarterback. Believe me, I've been tempted to grab Matthew Stafford or Brock Purdy in the first round, but you can't let your heart dictate your picks, right? Fantasy football is all about cold, hard logic. House hunting is no different. You might fall in love with a house because it reminds you of your childhood home or it has that gourmet kitchen that you always have dreamed of. However, if the inspection reveals a cracked foundation or electrical issues, you gotta think with your head and not your heart. And sometimes walk in a way, I hate to say this and a lot of rilters wouldn't tell you this, but sometimes walk in a way is the smartest move even if it's hard. Northern California homes, especially in cities like Granite Bay and Roseville, they can be charming, but you need to approach them with a clear mind. And that's why I always recommend having a thorough inspection done and discussing the long-term implications before making any emotional decisions. And finally, reason number six, it's all about playing the long game. You wanna think long-term. You know, in fantasy football, you can't just draft based on week one performance. Injuries happen, bi-weeks come up and you need to be prepared for the entire season. Like I have Christian McCaffrey and all of a sudden, he's a guy that I can't release, right? And he can't play, he's my best player and he's hurt right now. The same goes for buying a home. You're not just buying for today, you're investing in your future. And that means thinking about things like resale value, the neighborhood's growth potential and what changes you can make over time. Northern California's real estate market is constantly evolving, areas that might seem quiet now, like parts of Elk Grove or Citrus Heights could be booming in a few years. A home might not check every single box today, but with a little bit of remodeling or landscaping, it could be your dream home down the line. Just like in fantasy football, you gotta play smart, you gotta think long-term and you gotta be ready to make adjustments as you go. Well, there you have it folks. So to Clifton is, I think the biggest attraction to this home is one, the price point, like you mentioned, finding a house that's somewhere around a million dollars in the Bay Area, it's extremely difficult. It's nice to see something at that price point. Also having three bedrooms and one bath is great. Either for a small family or somebody who's got roommates. And the cool thing about this place is really the location. It's in a great little neighborhood, quiet streets and great access to everything from grocery stores to gas stations to main thoroughfares like 280 and 101 from most located. So those are the big highlights of this house. - Yeah, plus you're only about 15 minutes from SFO Airport, right? So that makes it super convenient there. - Exactly. - Now, everybody flying out of town is gonna come to your house. - Yeah, well, that could be a blessing and a curse. But so what would you say is the standout feature of this home? - Apart from what I mentioned, location, the cool thing is this house has seen some upgrades. It's been a rental for years. So it's been kept maintained about two years ago. We put in hardwood floors throughout the whole house. Another cool thing about it is it has a bonus room just off of the kitchen. So it's about 300 square feet. It's not included in the current square footage. So it's a nice little extra room for spillover. If you have a lot of guest over, little party room, little play room, if you have kids. And it has a good size yard, which is kind of nice for that area. It's a pretty deep lot. It's 4791 as far as square feet. So 4791 square feet. And it's got a beautiful pear tree in the back. It's got blackberries in the back. And two trees that I believe, don't quote me on this, I believe they're cherry trees. But I haven't seen any grow out of them yet. - Very cool. So having a spacious backyard in the Bay Area is a big deal for sure. So who do you think would be the ideal buyer for this property? - I think there's two different types of buyers. One, because of the price point, somebody who is a first-time home buyer, a new couple, as I mentioned, perhaps, someone who's single and made good income and can come in there with roommates to kind of offset their costs. So first-time home buyers would be great. And as I mentioned too, it's a bit of rental property. So investors, this price point seems to work well also with investors who kind of come in and kind of run the numbers. As you may or may not know, the rents here are really good to get investment. - Yeah, so we're talking about 202 Clifton Drive. It's an amazing three-bedroom, one-bathroom home in South San Francisco. Talking with the listing agent, Bobby Aguirre. Bobby, that location seems like a big selling point. Can you tell us a little bit more about what's nearby in the area? - So those are familiar with the area. I mean, the great thing is you have two major freeways here that run parallel, 101 and 280. And you have really easy access to 280 and then 101 is just down the road. Both of them run from San Francisco all the way down to San Jose and a little bit further with 101. You just keep going all the way down to Mexico. But the access to the different locations, people working in the city, people working down Silicon Valley, it's great because you could just jump right on the freeway there. As you mentioned, access to the airport, which is also a great convenient location, in that sense. We've also got gas stations within a block. You've got grocery stores, everything from Safeway. There's a grocery outlet and there's even a Costco down the road, if everybody needs a Costco near them. - Now, how would you describe the overall condition of the home? I mean, it looks like it's been pretty darn good shape. - It is, it's in the shape. The, as I mentioned, it was a rental property. So they kept the property up. No new enhancements to the house, but definitely ongoing maintenance. So all the rooms are in good shape. As I mentioned, newer hardwood floors, the kitchen, they've upgraded the sink and faucets and in the bathroom, a bit of vanities. So everything isn't ready to go. - What can you tell us about like the potential there for future improvements or customization of the house? - So the great thing is that is a possibility. You definitely, as I mentioned, a large backyard. So you can either expand the house and add bedrooms or add an extra bath. As we know in the industry, you get a lot of ROY when you're putting money into the kitchen or the bathrooms. So a second bathroom would be huge and definitely increase the value of that home. So the nice thing is there's a good size lot. So you can cut into your backyard without having to go up a little cheaper that way. But yeah, definitely ability to add on. It's got good bones and a good little layout. So it just kind of can run the house kind of flows well from a front room all the way back to the bedrooms, all on one side of the house and then the other side of the house on the other side of the kitchen. You have the bonus room that flows out into the yard. - Gotcha. Cool. Now with the list price at 1,085,000, how do you feel like it compares with other homes in the area, price-wise? - The great thing is we price it really competitive. It's right there. If you work with an agent, you can kind of review the comps in the area. You can see that's a very competitive sale price for that area. And the great thing is anything you work to do to the house, you'll definitely get that in return. So by adding another bedroom or bathroom, you definitely reap the benefits of that investment. - For that ADU for sure, everybody likes us. What advice would you give to potential buyers who might be interested in 202 Clifton Drive? - Definitely come out, take a look at it, walk the property. We'll be doing an open house this weekend, both Saturday and Sunday from two to four. Otherwise the great thing is we just found out today, there's been an interest rate drop. So definitely if you're in the market, you're ready to purchase, go see a lender, get pre-approved so you know what your buying power is. And then in turn, you're finding the right house. Can you tell us a little bit more about your role over there and what drew you to that position there, Zach? - So as the director of Coaching and the Community Engagement, my role involves overseeing our various youth programs, our clinics and the Cameron Champ Academies. As well as the organizing events, such as the MacChamp Invitational. What really drew me to this position? I have deep passion for golf and my desire to empower and kind of inspire the next generation of golfers. I unfortunately had a tragic accident that ended my baseball career, but golf really picked up that competitiveness for me and became a significant part of my life. So I wanted to share that passion and the life lessons I've learned through the sport with today's youth. - That's awesome and Foothill Golf Course. I mean, you guys have a rich history and it's clearly an important place for the Champ family. Can you share a little bit more about that connection and the role the course plays in the community there in Citrusites? - Yes, I mean Foothill Golf Course holds a very special place in the hearts of the Champ family. It really is a community of where people of all ages, since I've been here, I've seen so many different people from backgrounds come together and it's really a family environment. It was the first time I put together these programs. It's the Cameron Champ Golf Academy and we're gonna have a player orientation and evaluation day on Saturday, the 21st at 2 p.m. This event is the beginning of all of our academies. It's designed for youth ages seven to 17. During orientation, we'll introduce the participants, you know, the coaching staff, myself, and another coach will be here, outlining all of our program's goals and conduct player evaluations. You know, we wanna tailor our coaching to each individual's skill level. And it's a great opportunity for young golfers to get a comprehensive, you know, introduction to our academy and what we offer in. And you don't necessarily have to be already signed up. You can just kind of show up at 2 p.m. or a little bit before and come and check it out and just see what it's all about. 'Cause we wanna spread the word, especially here in the Foothill Power 3 Golf Course, you know, get as many youth as we can and really enjoy it and do what we can to grow the game. - Yeah, no, it sounds like you guys have some, you know, great things for the youth, as well as, you know, older folks that wanna come out there and golf. So, Foothill Golf Course also has some really fun events for the community. Can you tell us about Glow Golf? - It's definitely one of our most popular events. Takes place every Friday night and it offers a unique and fun way to experience golf. We illuminate the golf course with, you know, our glow balls, our flags, and we, you know, illuminate the fairways as well and create this kind of magical type of atmosphere. It's fantastic event for, you know, families and friends and it's usually about six people off each screen, off each tee box. It's about $35 per player. It includes, you know, nine holes of golf, you know, some food and a drink. I think last week the gentleman came in and he got a whole one on number seven. I think it was like a hundred and four yards. - Awesome. - You know, it's, he comes in, he's super excited and, you know, high fives all around. So you're always gonna remember that. And it's truly a community and it's truly special place to come out here and hang out. - Yeah, no, that's a, that's an awesome thing 'cause I'm still trying to get that first hole in one. I've missed it just by about two and three inches each time, but I'm gonna get at one of these days. I was thinking that maybe like a little earthquake or something would have happened and kind of pushed that in for me. So the Cameron Cham Foundation, you know, is known for making a difference in the lives of a lot of young people. Can you tell just a little bit more about that foundation work and how you guys achieve that mission through golf? - Sure, sure. Cameron Cham Foundation, I mean, works to achieve its mission, you know, providing accessible and inclusive golf programs. You know, we try to teach not only the fundamentals of the game, but the important life skills. I mean, we offer a lot of scholarships to ensure that, you know, these financial barriers, you know, do not prevent any young golfer from participating. And, you know, golf is expensive and unfortunately only going higher and higher. So we need to offer these programs and, you know, aim and instill values as, you know, discipline and perseverance and sportsmanship and just make sure that we can help, you know, people grow both on and off the course and get them in here. 'Cause if we can get them in here, I mean, it's such a great game and being able to, you know, go to these schools that we've been going to for after school programs and teach, you know, anywhere from fifth, sixth and seventh graders, the game of golf and picking it up.
