So I'm talking about the little things that add up to big bucks when you're ready to sell your home. So get ready to take notes because today's segment is all about seven works every time ways to boost home resale value. And let me tell you, these strategies have consistently worked for our sellers here across Northern California. So if you're getting ready to put your house on the market, this episode could be a game changer for you. Now, let's kick off things with tip number one, folks. Ready, set, declutter. Now, you wouldn't believe how much clutter can impact the way a potential buyer sees your home. Before you even think about that for sale sign, it's time to roll up your sleeves and declutter a bit. And I'm not just talking about your kitchen counters. I mean, every room, closet, garage, attic, basement, trust me, nothing makes a space feel smaller and less appealing than unnecessary stuff. And Northern California buyers are especially keen on open airy spaces. According to recent statistics from the Sacramento real estate market, homes that appeared spacious and decluttered sold for an average of 5% higher than those that didn't, and I would tell you, it seems like that would be north of that to me. So the key here is to create a space where potential buyers can easily envision themselves living in your home. So think of it as setting the stage for their imagination. And here's a pro tip for you. If you're not sure what needs to go, ask your realtor, AKA me or even a trusted friend or an outsider's perspective, right? Sometimes we're just so used to our space that we don't notice what's taking up too much room. Now moving on to tip number two, which I cannot emphasize enough, it is remove yourselves. And I know it sounds a bit strange, but hear me out when potential buyers walk into a home, they need to be able to picture themselves living there in your home and not picture you living in the home. And so if your family photos are hanging on every wall and your kids drawings are covering the fridge, it's harder for a buyer to imagine the home as their own. I remember when I was growing up down our hallways, my parents, and I love my parents. So mom, dad, if you're listening to this, but they used to have pictures of the family all the way down the hallways, you know? And it was great because that's where we lived and it reminded us of our childhood and growing up. But if they were selling their home today, I would say mom and dad, take down the pictures of me when I had a bowl haircut in the fourth grade, okay? A lot of people don't need to see that, especially when we were bringing girlfriends home and stuff like that. My wife just laughs at it now. But in Northern California, homes that were staged in a more neutral, depersonalized way saw an increase in buyer interest buy about 6% according to current trends. And buyers are more likely to make offers on homes that feel like a model home. So swap out personal photos for maybe some tasteful art and make sure to tuck away anything too specific, like personal mementos or children's artwork. I love children's artwork, but when you're trying to sell your home, it's kind of an eyesore for some. So trust me, doing what I'm telling you about switching it out, it works every single time. Now, this next one is often overlooked, but it is a total game changer. So it is tip number three, neutralize out of place odors. And let me tell you folks, smells they can make or break a home tour, an open house, a sale. You might not even notice certain odors in your home because you live in the house every single day. You just don't smell it. You have a desensitized nose, but to a fresh pair of nostrils, a lingering odor can send buyers running out of the door. I can tell you right now, I remember going in with some clients into a home in the antelope area, and the home looked great in the photos. Everything looked picture perfect. And so they were super excited about seeing the home, but when we opened the front door, we stepped in and we immediately smelled ammonia from cat urine. It was so distinguishable, and it was so strong that my two buyers, we literally did an about face, walked out the door, locked it back up, put the key back in the lock box, and we were gone. And the listing agent said, hey, did you guys get a chance to see that home? And I said, just basically the entryway and we had to leave. And I just basically told him, I said, hey, the odor was so strong of cat urine that we couldn't stay. And so also, if you've got some smells in your home, I'm not talking about cat urine, but if you've got any kind of smells, don't just mask the odors with air fresheners. Buyers are gonna catch onto that trick faster than you think. Instead, tackle the source head on, whether it's the smell of last night's dinner, pets, or an old carpet that's absorbed maybe one too many spills, it's time to neutralize it. A recent study shows that homes with neutral clean scents think fresh linen or nothing at all, sell faster for an average of three to 5% more in the Northern California market, and that is real money, folks. So here's a pro tip for ya, ask a friend or your realtor. That would be me to do a smell check. I will be honest with you, and if there's something off, let's handle it before the home hits the market and before there's an open house. And I will tell you this, there's a great company out there called SmokeBusters. So number one tip was Ready, Set, Declutter. And you know, you wouldn't believe how much clutter can impact the way a potential buyer sees your home. But if they come into your home and they open the closets and a bunch of stuff falls out on them, I don't know if you've ever seen a cartoon where bowling balls and all kinds of things fall out of somebody's closet. Well, there are times when we've been touring homes and it's not quite that bad. We don't see bowling balls falling on our heads, but we see a lot of stuff or it's so full that you can't even get in there. So if people are thinking that you don't have enough room for your stuff, they're probably thinking that they don't have enough room for their stuff either. And here's the thing that you wanna do. The key here is you wanna create a space where potential buyers can easily envision themselves living in the home you're trying to sell. Okay, now moving on to tip number two, it was remove yourselves. You know, I know it sounds strange, but when potential buyers walk into a home, they need to be able to picture themselves living in your home and not you living in there. So if you got a lot of family photos hanging in the hallways and things like I did growing up, I love my parents and I love their house, but if we were trying to sell that house, we would take care of those pictures of me in a bowl cut with a guitar in my hand when I was in fourth grade. So also if you've got a lot of children's artwork on your refrigerator and things, it's time to put those things away if you're looking to sell your home. Now the third tip is the game changer tip. It's neutralize out of place odors. And you wanna make sure that you tackle odors in your home because a fresh pair of nostrils is going to smell things that you don't smell. And also don't mask the odors with air fresheners. Buyers are gonna catch onto that pretty quickly, instead tackle them at the source. And whether it's last night's dinner or pets or old carpet, you wanna make sure that you take care of those things. And there are ways to get those things out professionally. Smokebusters is a great company that comes out and they'll take cigarette smoke, they'll take odors from certain foods, maybe fish smell like you cooked fish and you can't get it out of your home. They can take care of a lot of odors and neutralize those effectively and safely for you. Now let's talk about first impressions with tip number four. And that's amp up your curb appeal. Here's the truth folks, buyers will judge your home before they even step inside. And that is why curb appeal is crucial. Your home's exterior is the first and last impression. And you want it to be a good one, right? Think of it as your home's first handshake. It needs to be firm, clean and inviting, not like a dead fish handshake. Have you ever shook someone's hand and there just it was a floppy one, right? Or that death grip handshake. That one for me, I mean, I don't have like huge hands, but every once in a while I'll shake someone's hand and they will just bone crush me. And you know, I don't like it. A nice firm handshake is good, but don't kill me and then don't give me a limp one, right? But Northern California buyers, they love homes with great curb appeal, a great nice firm handshake. And according to market stats, homes with well-maintained exteriors sold for up to 7% more than those that didn't have that, what we call the wow factor. So clean up your landscaping, wash your windows, wipe down your front door and make sure your porch or entryway is spotless. A little elbow grease goes a long way in boosting your home's value. And here's a pro tip, consider small touches like potted plants, a freshly painted front door or new outdoor lighting. They don't cost that much and they can make a massive difference in how your home is perceived. Now tip number five may seem simple, but it's one of my personal favorites. And that is address a sticky front door. This one absolutely drives me crazy. And believe me, it drives buyers crazy too. If your front door is sticky, creaky or difficult to open, you wanna do this, fix it now. A smooth, easy to open, front door is like the first time you meet somebody, right? If buyers are struggling to get through the front door or their agent, me, they might start wondering about what other maintenance issues they're gonna run into, right? In Sacramento and across Northern California, homes that felt well cared for and yes, that includes a functional front door. They sold for more and they sold faster. And that also goes for your sliding glass door or if you've got French doors going out to the backyard. If it takes like the incredible Hulk to open those up, you gotta get those fixed, just pay to do it, but you don't need to replace the whole door in most cases. You just need to make sure it's in good working order for that front door and even the back door. So spray some WD-40 in the keyhole, oil the hinges, and if it's really giving you trouble, replace the hardware, it's a small fix, but it is an enormous impact on first impressions. Now, if you're going to invest in just one room, this tip is a surefire way to increase your home's resale value. Tip number six, invest in the kitchen. Ah, the kitchen, it's the heart of the home, right? And if you're looking to put your money into one area of your house, the kitchen is where you're going to see the biggest return on investment. Northern California buyers, like buyers everywhere, are obsessed with modern updated kitchens. In fact, homes with updated kitchens sell for 10 to 15% more than those with outdated kitchens according to recent stats from the California Association of Realtors. Now, you don't need to go all out and do a complete overhaul here. Sometimes small changes make a big impact. Consider updating your tile backsplash, replacing old countertops or giving your cabinets a fresh coat of paint. Even something as simple as swapping out old cabinet hardware for sleek, modern handles can make an amazing difference. And here's a pro tip. If you're going to spend money anywhere, let it be here in your kitchen. Buyers are willing to pay more for a kitchen that they love and that's money back in your pocket. Now, last but not least, let's talk about flooring. Tip number seven, I call it flooring, right? If your floors are looking a little worse for wear, it might be time to give them a facelift. And flooring has a huge impact on how buyers perceive the home's overall condition. If your carpet is old, stained or smells like it's been through one too many puppy accidents, right? It's time to say goodbye to it. Old flooring is one of the fastest ways to turn off buyers. The good news is that you don't have to break the bank to upgrade your floors. In Northern California, homes with updated or well-maintained flooring sold for about five to eight percent more than homes with outdated floors. Engineered hardwood or luxury vinyl plank are super popular. There are affordable options that can give your home a polished modern look. And if you already have hardwood floors, sanding and refinishing them will make your home feel fresh and new. And here's a pro tip. If you have a little bit of cash left over, after the updates, invest it here. Because new flooring gives buyers confidence that the home has been well-maintained. Well, there you go, folks. Now, the one thing that I look at is that sometimes like my garbage cans, they smell really bad but it almost seems like I could get salmonella or some sort of illness from them because of the things that are in there and are rotting and I mean, I've seen, you know, people have maggots in their bins. Why do you think it's so important that they're cleaned and we're not just taking our, you know, lives into our hands, taking our garbage cans out on the garbage night? - So basically in your bins, there's the stuff that you do see, how dirty they are and then there's what you could smell physically. But there's also stuff that you don't see that's hiding in your bins, all these different viruses like E. coli, it's focal bacteria is in there. You could have also a, depending on which bin we're washing and which you actually throw in there, you can get salmonella, you can get all kinds of different viruses and sicknesses from your bins. By technically getting them up to about 200 degrees, it sterilizes the bins for you. So it sanitizes it. So it's killing off all that bacteria for you. And then the disinfectant spray that we use, it's also kills supposedly COVID as well. Nobody's giving you 100% but it's 99.9 with a fresh smell. So it's a combination of everything. So there's parts that you could see, obviously your bin smells, obviously your bin's dirty, but there's also the hidden stuff that you don't see that can get you or your family sick, who really washes their hands every time they go take out to throw something in their bin or when they put it out in the street. And we also pressure wash with the hot water, the outside of your bin and places that you might touch. We also use our special solution to wipe it down as well, trying to sterilize it as much as we can. - Well, I tell you what, I think it's a great thing. And I've noticed that sometimes I've gone out to my garbage cans and they're just, they're terrible. They are, for the most part, very simple devices. And after you've seen 100 or 1,000 nearly identical ones, it's easy to believe there's not a lot of room for improvement or innovation. But toilet manufacturers find a way to make things more comfortable or more convenient for us if there's a competitive advantage in it. So on today's show, we're gonna give you some interesting features that can upgrade your humble laboratory. And some are new innovations, some are expensive, and some are proprietary. And so they're not available on every model. But let's have a look at these hidden miracles of waste disposal and see what you might be missing. All right, upgrade number one is easier cleaning with non-stick and anti-microbial coatings. You've never wanted technology to do your work for you quite as much as when it's time to clean the toilet. It is no fun. But you have to keep your toilet looking clean and more importantly, actually being clean. And you can have both with almost no effort. This is all about coatings that are applied to the ceramic surfaces of your toilet during the manufacturing process or when cleaning. A DIY coating that greases the skids, so to speak, promises to keep toilet bowls cleaner via a two part spray on polymer. And taking inspiration from pitcher plants, which are carnivorous flora with slippery hair-like structures that help trap insects. The spray coats ceramics with microscopic fibers and then coats those fibers with a slippery material that keeps things moving. And this has a potential to keep toilets cleaner and save water. And the coating is available for $15 and up from the official spotless website at spotlessmaterials.com. So check that one out. I think you'll like it. I think it's a great product. Now, upgrade number two is less malfunctions with flapperless flushes. Remember the last time you were sitting around thinking about your toilet's flapper, wishing you had some other option that's less prone to leaks and more prone to flushing stuff? Okay, maybe you haven't had this particular daydream. But maybe you should because in this wondrous age that we live in, you can have it all. Flapper mechanisms are notoriously the parts of toilets most prone to failure. And while no toilet failure is a good thing, the worst that will happen under most circumstances is excessive water use and an expensive water bill, especially here in California, right? More modern designs feature flapperless mechanisms that employ a fill valve far less prone to misbehavior. And if you aren't blessed with such a toilet, there's a good chance you can retrofit your toilet and get rid of the flapper. In fact, some early flapperless toilets will benefit from newer generation fill valve mechanisms like Glacier Bay and Niagara. So check those things out. Perhaps best of all, it's an easy DIY job that in most cases could be completed in an hour or less. Now, number three, the upgrade number three is save water with a dual flush. By now we've all seen and used push button dual flush toilets that can help save money by giving you a choice of flush intensity, right? The concept is as simple as can be. Use the button designated for less water. It's often a smaller button or an icon indicating less water or number one, right? To flush liquid waste. And then the other button is to dispose solids. And this is often considered a feature only available with button operated toilets, but you could also have the feature on your lever actuated toilet. And rather than employing two push buttons, these tend to have two levers that look like one at a glance. And these might be a good choice in a household with children who can potentially be confused by buttons or members who are used to levers. And if you want to convert your old toilet to a dual flush, you can pick up a kit at Home Depot for $35 to $75 that should do the trick. Now, upgrade number four for your toilet is a sleeker look with a tankless toilet. Yeah, some hidden features are hidden on purpose and this one is a game changer to me. Wall mounted toilets are more flexible in terms of meeting code, more comfortable for some at least by being installable at any height and just generally sleeker by virtue of having their tanks concealed within the adjacent wall. And you're never going to have to clean that part either, right? And these hidden toilet tank models have a few advantages. Obviously keeping the tank out of sight makes things look cleaner and they certainly are easier to keep clean. And they are also suitable for bathrooms in which space is tight and for applications where you want to customize the seats height. Within code regulations of course, right? And the keyword everyone values, just like on an airplane leg room. In wall tanks can be expensive to install, always requiring minor construction and sometimes fairly major effort to move wall studs, reroute water and electrical lines and patch tile. It's one of the more involved upgrades you can make, but it is pretty cool. Now, upgrade number five is an easier clean with a skirted design. If you have a toilet designed for easy cleaning, you probably already know it at least subconsciously, right? Many modern toilets have one piece designs which eliminate a nook that's difficult to clean properly and a joint that could possibly, if rarely fail, resulting in a leak. However, toilets with skirted trapways take that concept up a notch. The skirting is simply a smooth surface that hides the underlying pipes connecting the toilet bowl and the drain line and the end result is a smooth toilet design without the usual ridges and outlines. And that means you can simply wipe it down on shore day without having to dip and curve to get accumulating dust and stuff. And that alone can make the upgrade worth it for some people. It also has a sleeker appearance thanks to its streamlined uniform shape elevating the look of your bathroom and the best part. They typically cost the same as a regular toilet with some models starting at just $200. Now, upgrade number six is catch grime with a removable seat. And even if you have the simplest, smoothest toilet ever made, you still have one frustration to deal with. It's cleaning around the base of the toilet seat where it connects to the toilet, right? But there might be some good news for you. So get the champagne ready. It's probably easier for you than what you've been doing. And if you're like most people, champagne is probably the last thing when you're thinking about cleaning around your toilet seats hinges. You're probably thinking more of engineering, confirming the shape of your cleaning tools to the impossibly small and oddly shaped areas in and around the juncture of the toilet and the seat. And if you've ever considered removing the toilet seat, you probably bailed out after the thought of tracking down the right screwdriver and wrench. But if you upgrade to an easy release seat, you'll no longer have to mess around with that. And all you have to do is unclip the hinges from their connectors and slide the seat right off and it makes cleaning us snap. So there you have it folks. Six incredibly helpful ways that you can upgrade your toilet and add value to your home. And whether it's easier cleaning, saving water, or maybe making things more stylish, these upgrades are totally worth it. But let me leave you with this.
