How to Measure Square Footage | KT Confidential E111

On today’s podcast, Episode 111, Ariel and Adrian discuss the importance of accurately and publicly sharing the square footage of your listing.
Be honest, how many times have you seen a listing you were interested in where you couldn’t figure out the exact square footage? When it comes to listing a property for sale, being as transparent as possible is the best thing you can do when selling to the modern consumer. Trying to pull the wool over their eyes by not making certain details easily accessible only ends up hurting your sale and ultimately wastes the time of any potentially buyer and their realtor.
We highly encourage every realtor/individual out there who is selling a home to pay the $300-$400 and get a professional floorpan done before putting your property on the market. We’ve seen rough estimations, we’ve seen people who pull the square footage from the previous time the property was listed over 12 years ago, and we have even seen people use the builder’s estimated dimensions as the exact measurements in a listing.
It has gone too far this time as we cover an article involving a pair of first time home buyers who purchased a 2100 square foot home only to find out it was actually 1450 square feet in total. How no body noticed we do not know, but what we do know is that it is time to educate everyone involved and start holding people accountable for their actions when it comes to transparency in the market.

The founders, Ariel Kormendy and Adrian Trott, started The Kormendy Trott Team, a real estate team based out of Halton region in Ontario, after both being in need of a change from their successful careers in the automotive industry and both experiencing the lack of service being provided in the real estate industry.
